infrared inspection

When it comes to identifying efficiency problems and other problems invisible to the naked eye, thermal imaging is a vitally important tool for home inspectors. That’s because by detecting temperature shifts and irregularities in your home, we can hone in on where to search for potential problems. While thermography inspections don’t let us look through walls, they do offer vital information. Imaging, combined with the expertise of an experienced civil engineer, help paint a fuller picture of your home’s current condition.
Please Note: While thermal imaging is a powerful tool for inspectors, you should note that it is not a catch-all for every problem. Rather, it’s one tool amongst many used by trained inspection professionals, like Habib Othman, P.E., of Bullseye Engineering Inspection. Thermal imaging is more of a powerful investigative tool to identify temperature anomalies, which have a wide range of sources and causes. In other words, it helps point us in the right direction and indicates a problem that deserves further examination.
As mentioned previously, thermal imaging is used to measure temperature differences between different portions of your home, which don’t tell us specifically what might be wrong, but rather inform us that there could be a potential problem. For instance, excess moisture in the home can cause thermal differences. However, the source could be a leak in the roof, walls, or plumbing! In fact, thermal imaging can even register readings from termite infestations. Lastly, it’s important to note that thermal imaging can also detect potential problems with your electrical system. One possible precursor to an electrical fire is the presence of abnormal temperature hotspots. By identifying hotspots with thermal imaging, Bullseye Engineering Inspection can locate defective components and other electrical problems.
While thermal imaging isn’t a magic wand, it does help an experienced inspector like Mr. Othman identify potential problems. In that sense, it’s still a game-changer for detecting problems in hard-to-reach or completely inaccessible areas of your home. In the past, you might not know you had a leak until it turned into a burst pipe! Today, we can identify potential problems without ripping up drywall in desperate search of the source. We can also help you identify potential sources of inefficiency, such as inadequate or improperly installed insulation or a gap or space created by a structural issue.
